We are a pair of home experience crafters who learned first hand of how it feels to living in a rented flat in London. We had both good and bad experiences of property, location and landlords. We learnt from our experience and therefore determined to not let this happen with other tenants. Hence we invest in providing a superior experience in terms of location, property and paper work to our tenants. Our properties our mainly located across the north west suburbs of London with a focus on providing the South Asian community feel and connection to those relocating to the UK.

Our Story
We stayed in private rental accommodation when we relocated from India to the UK. From finding the right location that would make us feel at home to the quality of landlord support, we faced several issues and surprises. The initial experience as a tenant wasn't pleasant and we learned a lot of things that helped shape our property development and landlord activity. Some of the key areas we are trying to improve are
Letting Agents - Letting agents will push a property to you but won't be around when you have any issues in the property. Most of the times, they might refer to the landlord or they would charge exorbitant fees to fix the issue. As we learnt the hard way, letting agents almost left our family on the brink by pulling the tenancy a day prior to the agreement leaving us almost homeless. Contrary to perception, letting agents are also not a landlord's best friend either as some of the bad letting agents will often push a tenant without proper reference or background checks. Although we are not trying to disintermediate the letting agent but we provide all these services through third-party digital tools.
Location selection - Ensuring the property you select is closer to your commute, nursery, school as well as any gardens and shopping areas is vital to getting a warm feeling about the new place you are trying to settle in. We had to do a lot of research to understand which place was best suited to our needs hence we provide this guidance free of cost just like your trusted friend.
Property amenities - I still remember for the home we rented, I had to buy everything from kitchen utensils to the mattress and essentials, whilst still being just 10 days into the country. Our properties are fully furnished with all modern amenities, which means that you can just move in with your belongings without worrying about the hassle of buying anything extra.
Tenant services and experience - In my years being a tenant, I noticed that the letting agent would always put the onus of fault in the property on me, they were hard to reach and would often take a lot of time to respond and fix the issue. Our properties are fully insured with 24X7 insurance as well as on-call services for any issues from boiler to water taps. Our tenants get quick turnaround for whatever issue they have in the property so that they can continue to focus on their home, family and work.
Property maintenance - We do proactive maintenance of our properties so that any issue is identified through periodic inspections and fixed at the same time. If any of the white goods or fittings are unrepairable, we will replace them with new items and ensure that the tenant has a first-class experience in the home. Unfortunately, we were not that lucky and had to continuously bear with non-working essential items such as fridge, which my landlord took about 3 months to replace.
Pre and Post tenancy experience - We provide a fully digital platform enabled pre- and post-tenancy experience from background checks to issuing the tenancy agreement. The post-tenancy agreement is also very hassle-free with clear visibility through a proper third-party enabled checkout and inventory process. The tenant deposit is fully secured and insured with government-approved custodian schemes. In my first experience as a tenant, I had to go right upto the tribunal to claim back my deposit that had been incorrectly held by the landlord. Our story was featured by the BBC and presented as an example of how tenants can fight for their rights.
Community Feel and Connect - We want to make sure that the property we choose can also enable access to the wider community and help us feel part of a larger family of like-mind backgrounds or people. When we came initially, we found it hard to find the right communities and get introduced to them. For our tenants, we connect them with the community groups through different references and also point to them the relevant south asian community groups online so that they have a headstart in settling and feeling right at home
